Can I be at the inspection and talk to the inspector on the day ?

Yes. There is no problem with attending the inspection, and we encourage it. After the inspectors have gathered all the information for the report, you are able to talk to them about issues they have found.

Should I get an inspection before or after I make an offer ?

We recommend speaking to your solicitor to get specific advice relevant to your situation. We also recommend obtaining an inspection prior to making an offer to allow you to adjust your purchase price based on any defects we may find.

The house I'm buying is brand new, do I even need an inspection ?

The answer is yes. For newly built properties we conduct a new build defect inspection where we assess the home against relevant Australian Construction Standards, National Construction Code, Building Code and VBA Standards and Tolerances Guide. This report can be sent to the vendor and relevant builder for rectification as the home would still fall under the 10 year builders warranty period. It is important to note a standard building and pest inspection is does not allow an inspector to comment on relevant standards hence why we recommend a building defects inspection as detailed above.

The house I'm buying is raised and appears to be on stumps, do you inspect the subfloor ?

Yes if there is reasonable access to get underneath the home.

Can I use the report to negotiate the purchase price with the vendor ?

Absolutely, we recommend having trades provide you with quotations for any defects to allow you to negotiate the purchase price with the vendor. We are also registered Quantity Surveyors and are qualified to provide cost advice to you for negotiation purposes. Contact our office for further detail.

How long does the inspection take ?

Between 1-3 hours. This heavily depends on the size and quality of the home. Older homes usually take a minimum of 2 hours whilst apartments and units can take up to a minimum of 1 hour to inspect.

How many homes are affected by termites ?

According to statistics, 1 out of every 3rd home will suffer from termite infestation.
